Yondr Group, in partnership with funds and accounts managed by Cerberus Capital Management, has acquired a 40-acre land parcel in Manassas, Virginia, for the development of a new data center campus targeting 72MW of capacity. The project is expected to become operational in 2029 and will serve hyperscale customers, according to a company announcement.
The acquisition marks another step in Yondr's expansion across Northern Virginia, one of the world's most concentrated data center markets. The company said the campus will be designed to meet the growing demand for large-scale, well-located capacity in the region, though specific details such as the exact location, number of buildings, and facility sizes have not yet been disclosed. Financial terms of the transaction were also not revealed.
Aaron Wangenheim, CEO of Yondr, said the company continues to see strong demand for well-located capacity across its global portfolio, including in Northern Virginia. He described the acquisition as an important step in growing the company's North American footprint. "Bringing a project of this scale online in a market like Northern Virginia takes deep operational expertise and strategic, sophisticated capital, and our partnership with Cerberus brings both together to deliver the capacity hyperscale customers increasingly need," Wangenheim said.
Tom Wagner, senior managing director and head of North American real estate at Cerberus, highlighted the project's access to near-term power availability in a historically constrained market. "With near-term power availability in a historically constrained market and a 2029 ready-for-service date, this project will be well-positioned to support continued customer demand while creating long-term value for our partners and investors," Wagner said. He added that Cerberus looks forward to advancing the project alongside Yondr and identifying further opportunities in high-quality real assets supported by digital economy fundamentals.
Yondr already operates a data center in Manassas, known as Yondr Northern Virginia 1, which launched in November 2024 with 48MW of capacity. At the time, the company indicated that an additional 240MW of capacity was planned for an adjacent parcel as part of the same campus. It remains unclear whether the newly acquired land is connected to that earlier expansion plan.
Yondr, headquartered in London, was acquired by DigitalBridge and Canadian pension fund La Caisse in a deal that closed in July 2025. German financial group Allianz has since taken a minority stake in the business. The company operates data center campuses across Europe, Asia, and North America, with developments in Texas, Canada, the UK, Indonesia, Japan, Germany, and the Netherlands. In late July, the company sold a majority stake in its Slough, UK, campus.
Cerberus, founded in 1992, is an alternative investment manager with approximately $72 billion in assets under management. The partnership with Yondr reflects a broader trend of institutional capital flowing into data center infrastructure, driven by sustained demand from hyperscale cloud providers and the strategic importance of power-available sites in key markets like Northern Virginia.
