SB Telecom Vietnam, a subsidiary of SoftBank, has signed a Memorandum of Understanding (MOU) with SHINEC, Litehouse, and VietA Commercial Joint Stock Bank to jointly research, construct, and deliver an integrated solution package combining technology, finance, and implementation and operation services for manufacturing enterprises within industrial parks. The agreement marks the first step in a partnership that pools the core strengths of all four entities.
The collaboration links SHINEC's infrastructure and track record in industrial park development, SB Telecom Vietnam and SoftBank's technology ecosystem and network of Japanese enterprises, Litehouse's consulting and implementation capabilities for data integration and AI solutions, and VietABank's expertise in financial products, cash flow management, and trade finance. Under the agreement, the companies will jointly research and evaluate specific projects to advance comprehensive solution packages for manufacturers, with SB Telecom Vietnam leading solution provision, technical consulting, and sales support, while VietABank and Litehouse connect partners and prospective customers and deliver solution elements. SHINEC will provide the infrastructure and operational environment within its industrial parks, linking existing tenant enterprises with the partners' solutions.
The initiative is anchored at Nam Cau Kien Industrial Park, SHINEC's flagship project, which has achieved full occupancy and serves as a practical testing ground for new solutions. SHINEC operates industrial park systems covering more than 1,600 hectares in total and has a track record of supporting businesses through negotiations with administrative agencies, investment procedure support, land lease consulting, and factory construction and operation processes. This ensures that technological and financial solutions are verified on actual production sites rather than remaining advisory in nature.
SB Telecom Vietnam brings technological capabilities and access to SoftBank's B2B ecosystem, which offers a portfolio of enterprise solutions in Japan spanning AI, robotics, cloud computing, security, energy management, and telecommunications. Solutions being considered for introduction include smart factory and IoT systems, real-time equipment monitoring, early anomaly alerts, network and server infrastructure, access control and data leak prevention, AI and system automation, energy consumption monitoring, CO2 emissions visualization, and industrial park operations data analysis platforms.
The partners are also exploring the establishment of a "Japan Desk" to connect SHINEC with Japanese companies seeking expansion bases, business growth, or supply chain diversification in Southeast Asia. Leveraging SoftBank's corporate network and B2B media systems, the desk would support Japanese firms entering Vietnam with local infrastructure development and market entry assistance.
Litehouse will handle consulting and implementation of data infrastructure, AI, and system integration, tailoring its approach to specific business challenges and return on investment. In the manufacturing sector, its team analyzes indicators such as Overall Equipment Effectiveness (OEE), equipment downtime, defect rates, and production output, while supporting applications like real-time OEE monitoring, predictive maintenance, and automated reporting to parent companies.
VietABank complements the ecosystem with financial functions, considering financing solutions for factory construction, production line investment, capacity enhancement, and equipment modernization based on individual project evaluations. The bank can also provide trade finance services such as Letters of Credit, import and export financing, foreign exchange risk hedging for JPY, USD, and VND, as well as centralized account and cash flow management for companies within the same corporate group.
The most significant feature of this collaboration is the ability to deliver services that companies previously arranged individually as a single integrated package. New investors will have one-stop access to industrial park infrastructure, investment consulting, smart manufacturing technologies, data infrastructure, ESG solutions, and financing methods. For existing tenants, IoT, smart factory, and real-time equipment monitoring solutions are expected to reduce equipment downtime, improve operational efficiency, and enhance reporting transparency. Energy monitoring and CO2 visualization systems enable cost management and compliance with ESG demands from customers and parent companies, while security measures and data leak prevention protect production information and intellectual property.
Pham Hong Diep, Chairman of SHINEC, said the greatest value of the collaboration lies in integrating industrial park infrastructure, technology, data, and finance into a single, seamless investment and operation process. "This allows investors to more appropriately control costs, implementation periods, production efficiency, and Environmental, Social, and Governance (ESG) standards right from the initial stages," he added.
The initial phase will conduct a needs survey of companies operating within SHINEC's industrial parks, evaluate technical infrastructure at one high-priority park, and select two to three challenges expected to yield significant results. In the proof-of-concept stage, the focus will narrow to one or two solutions centered around smart operations monitoring or energy optimization, with VietABank considering pilot financial packages for eligible tenants. Effectiveness will be evaluated based on metrics such as cost savings, return on investment period, operational efficiency, and corporate satisfaction. After compiling results, the four companies will decide on scaling deployment across SHINEC's entire industrial park system while fully launching the Japan Desk and exploring the provision of the integrated "Smart IP" package for new FDI investors.
