Nvidia invests in Cloverleaf Infrastructure to accelerate AI data center buildout across the U.S.

Nvidia has made a minority investment in Cloverleaf Infrastructure, a U.S.-based data center developer, as part of a strategic partnership aimed at accelerating the deployment of large-scale AI-ready facilities. The collaboration is designed to combine Cloverleaf’s portfolio of powered land sites with Nvidia’s full-stack computing platform, including its DSX system, which provides software, workflows and reference designs for planning and optimizing AI data centers.

The partnership comes at a time when demand for AI infrastructure is outpacing the availability of sites with sufficient power capacity. Cloverleaf, founded in 2024, focuses on securing land rights, navigating zoning and permitting processes, and completing grid studies and power contracts to prepare sites for rapid development. The company says operational data centers can be built within 18 to 24 months for clients ranging from hyperscalers and colocation providers to neocloud operators and other large-scale compute users.

Cloverleaf CEO and co-founder Dave Berry said the partnership with Nvidia opens access to a vast customer ecosystem. “It’s a connection to their ecosystem of customers, and they’re the leader in selling chips and the connected technology stack,” Berry said. “They have a huge client base. There's an opportunity to collaborate with those customers and match the right site for the right customer.”

The company positions itself as part of a broader AI supply chain that extends beyond chips and IT services to include land, water, and energy. “We’re all part of one channel and ecosystem,” Berry added. Cloverleaf is employee-owned and backed by private equity firms NGP Energy Capital and Sandbrook Capital.

Berry noted that the data center industry has shifted from a focus on real estate and fiber to one fundamentally driven by power availability and development expertise. “We realized that the data center business was moving from being a real estate and fiber business to fundamentally a power business and also truly a development business,” he said.

The broader market context underscores the urgency. Across the U.S., utilities are grappling with surging electricity demand from AI workloads, and equipment such as gas turbines, transformers, and breakers face long lead times. “There's one big supply chain, all the way from power plants to chips to consumers,” Berry said. “We’re seeing a constraint in power that manifests in the fact that almost no utility now has excess power or existing reserve margin.”

Looking ahead, the partnership could influence future chip architecture and data center design. As Nvidia develops next-generation processors, Cloverleaf may tailor cooling systems, power contracts, and land acquisition strategies to match evolving technical requirements. Berry emphasized that sustainability remains a core focus. “We're excited to be working with Nvidia on how to make data centers more efficient,” he said. “How do we make them work as well as they can for communities and be good stewards of resources? That's something that won't look the same on every project, but there's an opportunity to work together there that will be a big win-win.”
