Microsoft Files to Develop Two-Building Data Center Campus Outside Atlanta, Georgia

Microsoft is expanding its data center footprint in Georgia with plans for a new two-building campus in Union City, southwest of Atlanta, underscoring the cloud giant's continued investment in hyperscale infrastructure across the southeastern United States.

The company has filed a Developments of Regional Impact application with the Georgia Department of Community Affairs for a project designated ATL50. The proposed campus would be located at 5235 Stonewall Tell Road in Union City, within Fulton County.

According to the filing, Microsoft aims to develop two three-story buildings totaling 910,000 square feet (84,540 square meters) on an 88-acre parcel situated west of Stonewall Tell Road and north of Koweta Road. The site is expected to launch in 2032.

The project adds to Microsoft's substantial and growing presence across Georgia, where the company already operates or is developing facilities in Fairburn, Douglasville, Palmetto, Rome, East Point, Tyrone, and other locations. The company is also reportedly developing another Union City site on the north side of South Fulton Parkway at 4810 Stonewall Tell Road in partnership with EdgeConneX, a project that is said to total 324MW across 2.1 million square feet (195,096 square meters).

The Atlanta metropolitan area has emerged as one of the fastest-growing data center markets in the United States, driven by favorable energy costs, robust fiber connectivity, and proximity to major population centers. Microsoft's latest filing signals that demand for cloud and AI workloads continues to fuel hyperscale development well beyond traditional primary markets, with secondary and tertiary locations increasingly attracting large-scale investment. The 2032 launch timeline suggests Microsoft is securing land and entitlements well in advance of anticipated capacity needs, a strategy that has become standard practice among major cloud providers seeking to lock in prime sites ahead of competitors.
