Five-Building Data Center Campus Proposed in Metter, Georgia

By: IDCNOVARegion: North America
A developer has filed plans to build a five-building data center campus on 470 acres of land in Metter, Candler County, Georgia, marking the latest in a wave of proposed digital infrastructure projects across the southeastern United States.

Canoochee River RV Resort, LLC submitted an application to the Georgia Department of Community Affairs for the "Canoochee River RV Resort - Data Center Project." The proposed site is located at 2700 Airport Road, adjacent to the Metter-Candler Airport and south of Interstate 16. Metter sits approximately 180 miles southeast of Atlanta and roughly 64 miles west of Savannah.

The plans call for five data center buildings, each totaling up to 250,000 square feet. The developer intends to construct the campus in phases over a five-to-seven-year period, with full completion targeted for 2033. The project would also include two on-site substations, and the data centers are designed to use a closed-loop cooling system to reduce water consumption.

An application has additionally been filed with the Candler County board to rezone the land from AG-3 to planned unit development. News of the proposed campus first surfaced last month after the county board detailed potential interest from the unnamed developer on social media. Earlier this month, Candler County officials voted unanimously against introducing a moratorium on data center developments, signaling openness to continued growth in the sector locally.

The proposal reflects the broader expansion of data center construction into secondary and rural markets across North America, driven by escalating demand for cloud computing, AI workloads, and digital services. As major hubs face land constraints and power availability challenges, developers are increasingly turning to regions like Candler County that offer large tracts of land, proximity to transportation infrastructure, and access to utility capacity. The phased approach and the inclusion of on-site substations underscore the growing emphasis on power infrastructure as a critical component of data center site selection. If approved, the Metter campus would join a growing list of projects reshaping the digital infrastructure landscape in Georgia and the wider Southeast.
