CapitaLand Investment Limited has unveiled CapitaLand Data Centre Chennai 01, a 53MW gross power facility in the Ambattur area of Chennai, marking the first data center development in Tamil Nadu by its listed fund platform, CapitaLand India Trust. The project is scheduled for completion before the end of 2026 and represents a significant step in the company's expansion into India's digital infrastructure sector.
The Chennai facility will deliver 34MW of IT power capacity across 13 data halls and is jointly held by CLINT and CapitaLand India Data Centre Fund. The project traces its origins to a Memorandum of Understanding signed with the Tamil Nadu government in 2021, followed by an initial announcement in 2022 of a 55MW facility originally slated to go live in 2025. The revised timeline and capacity reflect the evolving scope of the development.
The launch comes as India's data center market experiences rapid growth, driven by hyperscale demand and enterprise digital transformation. CLINT completed its first data center development in Navi Mumbai in 2025 — a 108MW facility fully leased to a leading global hyperscaler — establishing a track record that underpins the Chennai project. CLINT CEO Gauri Shankar Nagabhushanam said the unveiling marks another important milestone in the trust's diversification into digital infrastructure, noting a total planned investment of approximately INR 1,940 crore and emphasizing the company's conviction in the long-term growth of India's data center sector. Quaiser Parvez, CEO of India at CLI, said the company is well-positioned to support Tamil Nadu's growth as a technology, manufacturing and digital economy hub, adding that its contribution extends beyond capital investment to creating high-quality infrastructure and ecosystems.
Beyond data centers, CapitaLand has maintained a substantial presence in Tamil Nadu since establishing the International Tech Park Chennai in Taramani in 2004, the city's first private IT business park. The company also holds investments in business parks, industrial and logistics facilities, and lodgings across the state. The Chennai data center is expected to strengthen CLINT's portfolio diversification and deliver long-term value for unitholders while supporting the region's growing demand for hyperscale and enterprise-grade digital infrastructure.
