Jakarta – Blessings of becoming a data center, PT Puradelta Lestari Tbk (DMAS) is targeting the addition of two new tenants for data center businesses in the Kota Deltamas area. Currently, 14 tenants have joined to develop data centers in this area. With the addition of 2 new tenants, the total number of data center companies joining will be 16, "Currently, 14 companies have built data centers in our area and are targeted to add two more tenants, so that the total will be 16 companies by the end of the year," said Independent Director and Corporate Secretary of Puradelta Lestari, Tondy Suwanto in Jakarta, yesterday.
He said that the booming Artificial Intelligence (AI) in the next few years will drive the increase in data center development in Indonesia in the future. Meanwhile, the contribution of data center land sales to the company's revenue has reached 60% to date. "So the contribution for the first semester is around 60%," he explained.
DMAS stated that currently there are several data centers that have joined the DMAS data center zone located in the Greenland International Industrial Center (GIIC), such as the national data center of Indonesia, Telkom, and STT. "A number of companies that invest come from the United States, Europe from the Netherlands, Australia, Malaysia. So various countries place Data Centers in Delta Mas. So, we can claim that Kota Deltamas is the only industrial area where various world Data Centers gather," said Tondy.
The interest of a number of world data centers to invest, he continued, is supported by a number of advantages of the Kota Deltamas area. First, the availability of electricity supply reaching almost 1000 MV ampere. Second, guaranteed fiber optic installation, so that it is very well maintained regarding the smooth uptime for its internet. Third, the availability of water or Water Treatment Plant for clean water supply for cooling systems for data center companies.
Fourth, the company is in the process of building a security fire and command center. So later, security, especially in the data center area, will be managed by the security and fire command center. In addition, the company has also adopted the latest technology, namely the use of AI to make guarding the data center area more effective and efficient. Finally, the Deltamas area is far from natural disturbances, such as flooding.
In addition, the company targets to absorb capital expenditure (capex) of IDR 1 trillion by the end of 2024. The addition of land reserves or land banks is a concern for the company amidst the dwindling reserve position. DMAS noted that land reserves as of June 2024 were at 723 hectares (ha). "Until the end of this year, Capex is IDR 1 trillion, for the land bank plan it remains our focus so that the company's going concern will continue," said Tondy Suwanto.
He admitted that DMAS's land bank position is currently relatively small in the property industry. He hopes that massive efforts to seek land acquisition opportunities can increase the company's reserve and asset position. However, he emphasized that new land acquisitions must be carried out carefully. According to him, the company needs to conduct a number of assessments before actually determining the decision to acquire land later. "Our land bank reserves in the industry are indeed rather thin,but we are not stopping there," he said.
